Burj Khalifa District
Burj Khalifa District includes two major developments – Downtown Dubai and Business Bay. It is the home of some of the city’s most important landmarks including Burj Khalifa, the world’s tallest building, The Dubai Mall, the world’s largest shopping and entertainment destination, and The Dubai Fountain, the world’s tallest performing fountain, add to development’s list of must see attractions while Souk Al Bahar, an Arabesque shopping and dining out destination, Dubai Creek further broadens its appeal to visitors. It is connected to the Dubai Metro via the Burj Khalifa/Dubai Mall and Business Bay Metro Stations.
Business Bay is well known as commercial Hub of Dubai and it plays a very significant role in making the United Arab Emirates a major business and trading destination. Due to its regular deals with business environment the location has become the most sought business location for the City people.
Marasi Business Bay
will be built on the Dubai Water Canal, on the current stretch of water which is being expanded down to the Arabian Gulf, set for completion in the next couple of years. Exact location is close to Bay Square and will encompass a total of 250,000 square metres of open space.
A low rise, sweeping development, it will be home to a yacht club with 1250 berths and an RTA marina station, a park area with amphitheatre, five palm tree-lined marinas and a 12km promenade – that’s almost 50 per cent larger than Dubai Marina – with offshore restaurants, retail and more. The project is also the first development to feature ‘water homes’.Construction is already underway on the main promenade.
The Business Bay development covers an area of 46,900,000 sq.ft, and the gross leasable area is 78,500,000 sq.ft. The projected population of the entire development is more than 191,000, and the estimated population of employers and others is 110,000, making the total population more than 300,000. Commercial development will comprise 2,653,244 sq.ft, which is 18.5% of the entire development; mixed use development will comprise 8,520,368 sq.ft (59.4%); and residential development will cover 3,163,628 sq.ft (22.1%). Business Bay will cost AED 110 billion. There will be over 230 towers in the Business Bay, with 32 projects, covering 44 individual towers.
Downtown Dubai (previously known as Downtown Burj Dubai) is a large-scale, mixed-use complex under development in BurjKhalifa District, Dubai. It is the home of some of the city’s largest landmarks including BurjKhalifa, Dubai Mall, and Dubai Fountain. It covers an area of 2 square kilometres (0.77 sq mi), at an estimated cost of US$20 billion (Dh73 billion) upon completion.
The complex is situated along Sheikh Zayed Road, across from Al Wasl locality on the Northwest. It is bounded to the South by Business Bay and to the Northeast by Financial Centre Road, which separates it from Zabeel 2 and Trade Center 2. It is connected to the Dubai Metro via the BurjKhalifa/Dubai Mall Metro Station. The First Interchange, which is in its last phases of construction, will guarantee the free flow of traffic to and from the area.
